Grants For Texas First Time Home Buyers

The Homes for Texas Heroes and Home Sweet Texas Home Loan Programs are not only available for teachers, fire fighters, police and correctional officers, and veterans, but also low and moderate-income  first time homebuyers. These loans and home down payment assistance programs are available through a network of lenders across the state and provide up to 5% of the purchase price in down payment assistance that DOES NOT HAVE TO BE REPAID. In effect, this is a very attractive Texas first time home buyer grant.

Texas First Time Home Buyer GrantsIf you apply for a Government Loan (FHA, VA, or USDA), the interest rate is as follows (DPA is the abbreviated form of ‘down payment assistance’):

  • 5.00% with 5% Net DPA
  • 4.875% with 4% Net DPA
  • 4.50% with 3% Net DPA

If you apply for a conventional mortgage loan, the interest rate is as follows:

  • 5.25% with 5% Net DPA
  • 5.125% with 4% Net DPA
  • 4.875% with 3% Net DPA

In addition to the down payment grant listed above, there is also another form of home buyer grant available in Texas: The Mortgage Credit Certificate Program. This is a special tax creidt that provides up to $2,000 per year and is exclusively for first-time homebuyers ( individuals who have not owned a home in the last three years).  To find out more details about this program, visit the webpage here.
